What to Expect Along the Way

The exact timing and requirements vary by transaction, but these stages provide a practical view of the process.

STEP 01

Prepare and Understand Your Buying Power

Review your budget, credit, income, assets, debts, and available funds. A pre-qualification can provide an early estimate, while a pre-approval typically includes a more detailed review. Neither is a final loan approval.

STEP 02

Explore and Compare Loan Options

Compare programs, rate structures, estimated payments, closing costs, cash to close, and the overall loan term—not only the starting rate.

STEP 03

Submit Your Application

Provide the information needed to begin the formal mortgage application. For mortgages covered by the Loan Estimate rules, the lender generally provides a Loan Estimate after receiving the required application information. The Loan Estimate shows estimated terms and costs; it is not a loan approval or commitment to lend.

STEP 04

Processing and Underwriting

The loan team reviews and verifies the application, supporting documents, credit, income, assets, debts, and property information. An appraisal or other property review may be required. Underwriting may request explanations or additional documents before making a final decision.

STEP 05

Review and Close

After final approval and satisfaction of closing requirements, review the final terms, payment, costs, and cash to close. For mortgages covered by the Closing Disclosure rules, the disclosure generally must be received at least three business days before closing. Follow verified payment instructions from your settlement or closing agent.
